Club Bridgefield Community Consultation & OC Member Vote
Bridgefield Owners Corporations are considering whether to continue or terminate the current Club Bridgefield licence arrangement.

Voting Terminology
FOR = YES, I want to TERMINATE the Club Licence with my OC.
This means I will no longer have to pay my quarterly licence fee and will no longer have access to the Club.
AGAINST = NO, I want to KEEP the Club Licence with my OC.
This means I will continue to have access to the Club but noting the cost may increase if some of the other OCs vote to terminate as the cost for running the Club will need to be redistributed amongst the balance OCs.
The voting ballot will be sent by Engine to eligible voting members via email or post depending on your pre-selected preference on 30 May.

Please Note: If the licence arrangement is terminated by an OC, the annual Club Licence Fee will no longer be payable by that OC. If one or more OCs terminate the licence arrangement the cost of running the Club will be redistributed.
Due to non-payment of fees, a termination notice has been issued to one of the OCs providing 28 days for them to remedy, failing which their licence will be at an end.
The termination needs to be by mutual agreement. The developer offered this to each of the 4 OCs to participate. 3 out of 4 OCs elected to participate.
Voting information and ballot instructions will be issued separately to eligible voters, in accordance with the requirements of each participating Owners Corporation.
What is happening?
The Owners Corporations within Bridgefield are considering the future of the current Club Bridgefield licence arrangement.
Eligible voters will be invited to participate in a formal ballot process to determine whether their Owners Corporation should agree to continue or terminate the licence arrangement.
The purpose of this consultation is to ensure residents and eligible voters have access to clear information before voting closes.
What are eligible voters being asked to decide?
Eligible voters are being asked whether their Owners Corporation should agree to terminate the current Club Bridgefield licence arrangement.
The vote is about the future of the licence arrangement. It is not a vote on any specific future use of the Club premises or land.
At this stage, no specific future use has been determined.
What would termination mean?
If the licence arrangement is terminated:
- the annual licence fee would no longer be payable by participating Owners Corporations;
- access to Club Bridgefield would cease under the current licence arrangement; and
- any future use of the Club premises or land would need to comply with applicable planning requirements.
What would continuing the licence mean?
If the licence arrangement continues:
- the current licence arrangement would remain in place;
- access to Club Bridgefield would continue in accordance with the current arrangements; and
- the associated licence fees and operating arrangements would continue, unless varied in the future.
What happens if some OCs terminate the licence arrangement but others do not?
- The current cost per OC member is $764.59 across each of the OCs. The aggregated cost across all OCs represents the developer’s cost of operating the Club. Accordingly, if one or more OC licences are terminated, the total cost will be redistributed amongst the remaining OCs.
- Eligible residents should consider this potential outcome when voting.
Why is this being discussed?
The current licence arrangement has prompted feedback and discussion from residents, owners and Owners Corporations over time.
Key matters raised include:
- annual fees and operating costs;
- use and value of the facility;
- long-term management arrangements; and
- future opportunities for the site.
The consultation and voting process is intended to give eligible voters the information they need to make an informed decision.

Voting process and eligibility
Voting eligibility and procedures are managed in accordance with Owners Corporation requirements and managed by Engine.
Voting notices and ballot information will be distributed separately to eligible voters, subject to approval by participating Owners Corporations.
